THE FIVE STEP CONSTRUCTION PROCESS

Building a new home is one of the biggest financial decisions that a individual or family will make in their lifetime.  With the knowledge that it is best to break down every major decision into a series of minor choices, we offer the following five steps to help simplify the process and ease the stress of building your dream home: 


1.  Get a pre-approval letter from a lending institution for a construction loan

     We highly recommend that if you are interested in building a new home the first thing you should do is discuss your financial situation with a lender.  This will allow you to know what your true buying power will be as you shop around for land and for a General Contractor.  At J. Dean Homes we ask that you have meet with a loan officer and start the process for obtaining a construction loan before scheduling an appointment to view floorplans.  Please feel free to contact us if you would like list of lenders in your area.


2.  Pick a location for your new home

     Many customers already have land to construct their new home so this is an easy step for them.  However if you do not already have land this can be a stressful experiance.  We highly recommend using a local Real Estate Broker that is skilled in residential land dealings to find your future homesite.  In order to be of assistance in the search for your new property, we are developing relationships with local developers that have lots for sale.  Please check our Investor Land Listings page often for any updates on available lots with our partnered investors in your area.  If you would like a list of Qualified Real Estate Brokers that are experienced with residential land purchases please contact us.


3.  Select a floorplan that meets your needs and fits your lifestyle

     If you already have a floorplan when you get to this step then congratulations - you have already conqured a very difficult decision!  Finding a floorplan can be the most stressful aspect of the construction process.  There are literally thousands of floorplans to choose from, and being able to picture the house finished instead of on a blueprint can be very difficult.
     There are many websites that have floorplans to choose from.  One important thing to remember as you browse through drawings is that many engineers do not draw a plan so that it will build easily or inexpensively.  After purchasing your floorplan - you may find it necessary to hire an additional architect to fix some areas that might not meet local codes or may need redrawn to cut costs or maximize efficiencies.
     We will be adding over 30 house plans to our Floorplans Page over the next year that are maximized for space, and efficiency.  The floorplans will be driven by the need to provide value priced home options to our customers.
     
     J. Dean Homes will be happy to quote any floorplan you have purchased the rights to build.  If you would like to preview our available floorplans we would be happy to schedule an appointment with you.  If all you have is a drawing on a paper that you would like to have turned into a blueprint, we will be happy to assist you in getting your floorplan drawn.


4.  Interview and select a General Contractor

     At J. Dean Homes we believe in providing a unique value proposition for our customers.  Joel Dean has worked for production builders since 2001.  He believes that there is a need for a builder to provide quality housing on customers lots for the same pricing that a production builder can provide a the same home for in a community.  The following three choices are options we believe optimize value for our customers.  Our customers are able to choose their own personal involvement level in the building process which can drastically affect the overall cost of construction.

     A.  The first option is for customers who are interested in being their own General Contractor, but would like to have a construction consultant on retainer.  For a $2,500 up front consulting fee, J. Dean Homes will provide a pre-qualified contractor list (the customer will not receive J. Dean Homes pre-negotiated contractor pricing for this option), a working construction schedule, 4 free quality inspections on the home, free advise on emailed questions, up to 1 hour of phone consultation per week ($1 dollar per minute over the 1 hour time limit), and extra site visits at $120 an hour (min 1 hour charged).

     B.  The second option is for individuals that will be visiting the job site every day and posess a general working knowledge of construction (i.e. will be able to tell if a contractor showed up for work that day).   If the customer will provide communication on the daily progress of the house, J. Dean Homes will be able to save time and money and will gladly transfer that savings to the customer by offering discounted construction pricing.  For the *cost of construction plus 8%, J. Dean Homes will have our pre-qualifed contractors quote the construction per our negotiated pricing.   We will pull all permits, supervise the scheduling of all sub-contractors, perform eight quality inspections during construction, a customer walkthrough, free phone and email consultations.   J. Dean Homes will provide a 1 year functional warranty on your new home.

     C.  The third option is for the customer that simply wants a construction company to build their home and remove all of the stress.  For the *cost of construction plus 13%, J. Dean Homes will provide turn key construction.  We will provide a project manager to oversee the construction of your home and complete a Home Owner Orientation prior to move-in.  J. Dean Homes will also provide a 1 year functional warranty on your new home.  (note - if you are an investor that is interested in building more then one home per year please contact us about discounted pricing.)

* NOTE - J. Dean Homes will be glad to show you our cost of doing business as we calculate the total construction cost of building your new home.  This disclosure is only available to our customers and not to our competitors as our costs can be significately lower then other builders.  We will however require that our customers sign a non-disclosure agreement that will protect our business and that of our contractors.
  

5.  Finalize the construction loan process.
 
     After all the above has been decided the only thing left is to sign contracts, procure the construction loan, and start the process of building your dreams. In a manner of months you could be moving in to your brand new home!
